As you know, helping highly motivated home sellers is one way savvy agents and brokers are growing their business in the current housing market.

These are a few tips from some of the top agents in our network on how to work with motivated sellers effectively and successfully.

HomeFlux Tips for Working with Motivated Home Sellers

Tip 1: These people need to sell fast. They may be going through a divorce, have two house payments, or recently lost a job. Agents must follow up immediately - when people are desperate, they will keep looking until they find a solution - and stop looking once they've found it.

Tip 2: Take the time to understand and be sympathetic to their situation. This is your opportunity to build a relationship so this seller is a customer for life. Be understanding, and talk about solving their problem.

Tip 3: Set an appointment to meet before asking for a listing. Sellers, especially distressed ones, work with those they trust. Take the time to build rapport and educate them as to all of their options before trying to get a listing.

Hopefully, these tips will help you as you work with motivated home sellers - a challenging but incredibly profitable segment of the real estate market!

Coldwell Banker new online video series to promote the new Coldwell Banker application

I have used the application on my iphone and I have to say it is easy to use and has a nice feature where you can have the iphone pick up where you are located thru GPS and show you listings that are around where you currently are. If you are driving around and want to know what is on the market you can turn on your phone touch the screen and find out in seconds.

Coldwell Banker iphone app new videos

Coldwell Banker released recently new video promos for the new iphone application.

The official Coldwell Banker App for the iPhone is available for download in the iTunes app store. It is easy to find the app in the apple store, just click on the video it will open in Youtube in the author link it will take you to the apple store and will have the link available .Click on get app. It is a radio button in the center of the screen

Coldwell Banker recently announced the launch of the first-ever international home search application for iPhone and Android-powered devices.

The Coldwell Banker Real Estate mobile application enables users to easily search for property listings and recent home sales in 28 countries in North America, Europe, Central America, Caribbean, Australia and South America. The results of these searches as well as the search itself can be saved in a personalized ‘My Coldwell Banker’ account newly created from the user’s smartphone or added to an existing account with coldwellbanker.com by logging into the site directly from the handheld device.

Unique to the Coldwell Banker application, searches that are saved to an app-created ‘My Coldwell Banker’ account will automatically generate notifications of new properties and open houses, alerting the user to updated results right on the device’s homepage.
