You dont have the right to use that picture?

I received a call from a builder this week one which is a larger builder in our area. Adams homes called me and said yes Brandon Jordan "I had just talked to ECAR about you being notified you can not use the picture you have listed on the listing Chinese Drywall Speical you have listed". The Adams home rep stated they were calling me to verify that I was warned by my local MLS board. I stated yes I was asked to take down the picture as it was for the wrong subdivision. I made our local MLS board aware that this was in fact the correct picture for the correct subdivision. I was told by Adams homes I had to take the picture down I told them I would not be taking it down as it is the correct one.

My question is why would a builder care if you had a picture of a sudivision sign for a home that is in that subdivision, it did not say the name Adams homes on the sign even though it is an Adams homes subdivision that has a documented case of Chinese Drywall,a fellow Realtor in my office had lived in the home for the last two years as it was the family's home for the last two years.

Adams Homes if you are reading this post which I know that you are as you have commented about it.

Know this that scare tactics of saying you will have to pursue this issue will not work on me I say go for it,  I would like to see more attention to this issue in our local media.

My associates family is part of a class action suit already as a result of the home you built at

302 SHIELD DRIVE Crestview,FL that has been lab tested and confirmed to have Chinese Drywall.

Realtybid.com my review of working with them

I recently had an auction go through www.Realtybid.com the first time I have worked with them.

This is my review.

 

You need to know going in with them that if you have any question just save yourself some time and email them.

 

I had called six or seven times and never received anyone taking my call. You are able to leave a voicemail but the response time stays the same and you will receive an email most likely back anyways.

 

The next thing to know is that you can register your buyers with them and can print out a sales contract that is needed.

You may want to go ahead and take a look at the contract in case any questions might come up from other Realtors and or other clients working with other Realtors as was the case  when I had the listing on the site.

 

You will not be emailed a copy of any of the docs they are sent directly to Realtybid.com. You will need to ask for an update on status as non was provided about if the buyer had sent back docs and where we were at on the closing date or when it would be.

I dont know how long they have been around but I can see were problems can arise if the auction is not sold and then goes onto post auction bidding which was the case on the asset I had that went through Realtybid.com

 

This was an email I received when asking where we were at with the close of the auction.

What problems can happen when assets are going to auction too fast?

I had just written a previous post REO properties going to auction in under a weeks time on the market? 

I wanted to follow it up with this post about some of the problems that you can run into with assets going on auction too fast. I dont know about everyone else but in the Okaloosa County area we are luck that our recording office does a great job getting corrected titles into their system within 2 weeks and I have seen even less time periods than that.

 

That is one issue you can run into if the asset has just been foreclosed on it may not have a corrected title on record and if going to auction this can cause a delay with the new title of the buyers trying to buy being able to record.

That I have ran into myself recently on an asset that went to auction within a week of being on the market.

 

Has anyone else run into this problem?

REO properties going to auction in under a weeks time on the market?

I have had a few conversations with AMP's this week that have stated they were surprised to see a few assets move to auction faster than they have ever seen some were only on the market and exposed for as little as two days.

 

Williams and Williams is the most recent I have seen of foreclosures/REO properties that I have listed that have went onto auction. The property 5737 Bronco Place Milton Florida I have listed will be going to auction at the end of the month.While this one had some time on the market I am waiting to see how everthing goes this is the first I have dealt with Williams and Williams.

Just wondering how many other Realtors on ActiveRain are seeing more auctions in their area. I have been hearing also on Webinar's that auction numbers are up according to REOinsider as well.

I have been contacted asking how my feelings were on the adveristment I had ran and the responses received and other Realtors have seen my old post listed below.

 I had the below post a year ago. I had given them a year to show me what they can do. I have to say I was not impressed with the AD response.

I think anyone would be better off doing a pay per click with Google and know you are getting traffic and someone looking at the AD you are paying for. There are so many AD's on the site now on Realtor.com I think the banners just get lost now a day.
