Northwest Florida Realtor: I have worked with my first offer through OfferSubmission.com this week

I have worked with my first offer through OfferSubmission.com this week

This was answered within 24 hours. This is a good idea as far as I can see. This will allow REO listing agents to only deal with buyers agents offers that are acceptable to the banks or asset management companies. The following was an email from offersubmission.com to let me know they had accepted the offer that another buyers agent had sent in on a property I currently have  listed.

 OfferSubmission

Has anyone else worked with Offersubmission before, let me know what you think of their service.

Dear Brandon Jordan,

The accepted offer for the property above has been confirmed by the Buyer's Agent who is now able to print the required addendums from within their OfferSubmission.com account.

LISTING AGENT: Here is what you must do when you receive the necessary documents from the Buyer's Agent to complete the offer process:

  1. Log into OfferSubmission.com using your login credentials.
  2. Click the "My Listings" link on the right side of the black navigation bar beneath the OfferSubmission.com banner.
  3. Click on the Property ID# of the property with the accepted offer. The property will be highlighted in yellow.
  4. Click "Confirm Contracts" to acknowledge receipt of the documents from the Buyer's Agent.
  5. Enter the terms of the accepted offer into RES.NET to obtain the required upload link. (This may take up to 24 hours.)
  6. Upload the document package to the asset manager for seller signatures. (For complete files, expect 3 business days.)
  7. SHOULD THIS TRANSACTION FAIL FOR ANY REASON AFTER ACCEPTANCE, YOU MUST NOTIFY YOUR ASSET MANAGER TO HAVE THE PROPERTY RE-OPENED TO NEW OFFERS.

Thank you,

The Agent Support Team

They appear to be nothing more than one more unneccessary gyration- another predatory company seeking to make money in the distressed market without providing any benefit whatsoever. Could be wrong, but as a buyers agent, I don't want yet another finger in a transaction that can be easily handled between the listing agent and myself- and I certainly don't want their venture to be paid for by my buyer.

The reason for the site and company is to assure your buyer that your offer was presented in a timely manner was my understanding with everything I have read. There were complaints that offers were taking to long from some agents to be turned into banks according to post I have seen on ActiveRain about some REO agents. I know this is just one way that could be a solution. I had a good first experience with this company with a 24 hour turn around and it did free up some of my time to not have to upload offers that were in no way having a chance to be accepted by the bank.
